Description

Camping Sand is situated in an exceptional location in the Grindelwald valley, at the foot of the imposing North Face of the Eiger and right next to a natural spring-fed stream. Surrounded by lush greenery, trees, and the impressive mountain scenery, the campground offers its guests what makes Grindelwald so special: unspoiled nature in close proximity to a diverse range of tourist amenities. Despite its peaceful, nature-filled setting, key facilities are easily accessible. Nearby are the Landi supermarket with shopping options, a bus stop, and the Grindelwald Grund train station. This means the campground is well-connected by both public transportation and by car. The location offers ideal conditions for year-round tourism. In winter, the artificially snow-covered ski slope extends all the way back to the vicinity of the campground, making ski-in/ski-out practically possible. The cross-country ski trail and winter hiking trails are also right outside the door. During the summer months, the campground is an ideal starting point for hikes, bike tours, and numerous other activities in the Jungfrau Region. A paragliding landing site is also located in the immediate vicinity. Campingplatz Sand comprises two parcels of land, parcels nos. 3953 and 3727. Parcel no. 3953 constitutes the actual campground area. There are three buildings on the property. The main building, No. 8a, houses the restrooms and shower facilities necessary for campground operations. The infrastructure is complemented by the two smaller buildings, Nos. 8b and 8c, which are used as storage buildings. Parcel No. 3727 has an area of 211 m² and serves as the utility and access area for the campground, as well as providing additional parking space for visitors and campground users. Thus, the campground has an existing basic operational infrastructure and its own utility parcel.

Note regarding water supply: The campground’s water connection currently comes from a neighboring property. Based on current information, there are no secured rights in favor of the campground regarding this connection. The future water supply and billing for water consumption must therefore be agreed upon by the buyer and the owner of the neighboring property in question.

The Sand Campground is being offered for sale as part of a voluntary public auction in accordance with Art. 229(2) of the Swiss Code of Obligations (OR). The minimum price is CHF 250,000 and must be exceeded. Bids of CHF 250,000 or less will not be considered. Situation

The campground is located in an attractive, natural setting in the Wärgistal Sand area of Grindelwald. Nestled amid the impressive mountain scenery of the Bernese Oberland, the site offers a unique alpine atmosphere and serves as an ideal starting point for numerous leisure and recreational activities. A particular advantage is its proximity to the Grindelwald Terminal, the central departure point for the V-Bahn. From here, the Eiger Express takes you to the Eiger Glacier in just about 15 minutes, and the gondola takes you up to the Männlichen in about 19 minutes. The terminal also features a direct connection to the Berner Oberland Railway, as well as various shopping and dining options. The village center of Grindelwald, with its numerous shops, restaurants, cafés, and other tourist attractions, is also easily accessible. Public transportation connects the area to the train station, the Grindelwald Terminal, and the village center. The combination of a quiet, nature-filled location, impressive mountain scenery, and proximity to the mountain railways and tourist attractions makes this location particularly attractive in both summer and winter

Municipality

Grindelwald, a picturesque municipality in the Interlaken-Oberhasli administrative district in the canton of Bern, has a rich history dating back to 1146. With an impressive area of 171.1 km², Grindelwald is one of the largest municipalities in Switzerland and the second-largest in the canton of Bern. The area stretches from an elevation of 720 meters above sea level to the majestic summit of the Mönch at 4,107 meters above sea level. Grindelwald’s economy is largely driven by tourism. During the winter months, the region attracts alpine winter sports enthusiasts, while in the summer, hikers and tourists enjoy the breathtaking mountain scenery featuring the iconic peaks of the Wetterhorn, Schreckhorn, Eiger, Mönch, and Jungfrau. The excellent transportation connections, including the Bernese Oberland Railways and the Jungfrau Railway, offer guests the opportunity to explore the area’s natural splendor. Particularly impressive is the new 3S cable car “Eiger Express,” which takes just 15 minutes to travel from the village center to the Eiger Glacier and, from there, provides a direct connection to the Jungfraujoch. The V-Bahn also provides access to the Kleine Scheidegg/Männlichen ski area and runs all the way to charming Wengen. During the summer, the cable car to Pfingstegg on the Mättenberg opens the door to hiking adventures to the Grindelwald Glaciers, the Schreckhorn Hut, and Chalet Milchbach, which is accessible via a tunnel. Public Auction – Sand Campground
The Sand Campground is being offered for sale through a voluntary public auction in accordance with Art. 229, para. 2 of the Swiss Code of Obligations (OR).
The campground is currently being marketed to the public. Viewings are available by prior appointment. The detailed auction terms and conditions can be found in the appendix to this sales documentation. As soon as there is sufficient serious interest, the date for the public auction will be set. The location, date, and time of the auction will then be published in the Anzeiger Interlaken. Interested parties may, of course, also obtain this information directly from us. Note on Water Supply
The campground’s water connection currently comes from a neighboring property. To the best of our knowledge, there are no rights registered in the land registry or otherwise secured in favor of the campground regarding this water supply.
The future water supply, as well as billing for water consumption, must therefore be arranged and agreed upon directly by the buyer with the owner of the neighboring property.
The seller does not assume any existing agreement or guarantee regarding the continuation of the current arrangement.

Heating and Hot Water Supply
About four years ago, a modern, environmentally friendly ÖkoFEN pellet heating system was installed, which handles both the heating of the property and the hot water supply. The existing oil heating system now serves only as additional backup during particularly cold outdoor temperatures.
The pellet heating system was designed with future expansion in mind and has sufficient capacity reserves to connect additional radiators in the event of a renovation.

Electrical Installations
Approximately two years ago, a safety certificate (SiNa) was issued for the electrical installations.

Zoning and Building Regulations
The property is located in the “ZSF 2 Camping Sand” zoning district. Specific building regulations and land-use provisions apply to this zone, which must be taken into account for future construction projects, changes in use, or structural alterations.
Interested buyers are advised to contact the relevant building authority to learn about the applicable zoning regulations and the associated permitted uses

Remarks

Notary and land registry fees, as well as any applicable transfer taxes, are to be paid in full by the buyer. The campground and its buildings are sold "as is."
