We offer competent services in all matters relating to property management, condominium management, property brokerage and renovation/conversion coordination.

Sale

When selling your property, we coordinate and manage your real estate comprehensively, advise you on the fair market sales price and develop the sales strategy. We support you with property gains tax calculations, notarisation and handover. In the case of properties with a prorated settlement, we will be happy to work this out for you. You can also benefit from our large client base of prospective buyers.

We can help you with financing questions or advise you on legal issues when buying a property.

Valuation

Thanks to our many years of market knowledge, we will be happy to advise you on the purchase or sale with a sales price analysis in line with the market. Location, condition, size and various other factors play an important role in the value of your property. We also prepare detailed and personal market value estimates, whether for residential or commercial properties.

Administration/management

We will gladly handle the administration of condominiums or the management of rental properties with administrative and technical tasks:
  • Representation of the client in all legal matters in dealing with other owners, tenants, neighbours and authorities
  • Contact point for tenants
  • Concluding, renewing and terminating service contracts for facilities and equipment; reviewing and amending the scope of services
  • Ensuring that lifts, heating, air-conditioning, laundry, surroundings, etc. are in good working order
  • Re-letting of flats, viewings with interested parties, conclusion and renewal of tenancy agreements, arrangement of security deposits
  • Acceptance and handover of the rental property including handling of the keys
  • Compilation of repair work statements in case of change of tenants
  • Conclusion, renewal and termination of caretaker contracts incl. salary accounting and social security taxes
  • Placing orders for preventive and necessary repairs and maintenance with qualified craftsmen and contractors within the scope of the competence sum and according to budget specifications
  • Recording and settlement of damage and insurance claims
  • Collection and control of rental income and ancillary costs up to and including termination in accordance with CO art. 257 c
  • Control and payment of invoices, mortgage interest, etc.
  • Compilation of an annual statement of income and expenditure incl. dispatch to the owners
  • Preparing, inviting and holding the owners' meeting(s)
  • Participation in committee meetings, if the participation of the head of mandate is necessary
  • Carrying out the resolutions of the owners' meeting and authorised committees
  • Compilation of the minutes and dispatch to the owners as well as filing the original documents  

Conversion and renovation coordination

As a competent partner, we offer you advice on and assistance in all aspects of your conversion and renovation project. We support you in the realisation of smaller conversion projects or are happy to find competent partners for a larger construction project or for the overall responsibility as a representative of the building contractor.
