Description

The commercial space is located at Gartenstrasse 5 in Unterseen and has its own separate entrance on the upper floor. The ground floor consists exclusively of storage areas and two garages, giving the property the character of a small, standalone building. There are no other apartments or commercial units in the building. The two garages on the ground floor are leased to third parties and are therefore not included in the rental property or available for additional lease.

The property is intended exclusively for commercial use. Residential use, as well as renting it out via Airbnb or for other lodging purposes, is not permitted.

The current tenant has given notice to terminate the lease effective December 1, 2026. Since the tenant is already making very little use of the premises, an earlier move-in date is likely possible upon agreement

Situation

The house is located on Gartenstrasse, close to bus stops, schools, and shopping. Interlaken West train station is also just a few minutes' walk away

Municipality

The first documented reference to a place called “Interlappen” on the right bank of the Aare, located in the area of what are now the Upper and Lower villages of Unterseen, dates back to the year 1233. In 1279, King Rudolf I of Habsburg granted Baron Berchtold III of Eschenbach-Oberhofen permission to build a fortified town, which was constructed immediately and granted town privileges.
During the Sempach War (1386), Unterseen opened its gates to the Bernese army and, in return, received confirmation of its traditional freedoms; thus, in 1397, Bern redeemed the last pledge from Countess Verena of Kiburg and thereby became the rightful owner of the uppermost town on the Aare. In 1402, Unterseen adopted Bernese municipal rights and was legally incorporated into the growing Bernese state.
Unterseen lies right next to Interlaken, and the municipal boundaries are now so densely built up that only a village sign reminds us whether we are in Unterseen or Interlaken. Today, the village has a population of approximately 5,600 and entices visitors to linger with its nearly endless array of recreational activities. Whether for permanent residence or vacation, Unterseen is ideally situated in the Jungfrau Region in terms of transportation.
Unterseen-Interlaken offers a wide range of summer and winter activities and has direct rail connections to the valley stations of the ski resorts and tourist destinations of Grindelwald, Lauterbrunnen (including Wengen and Mürren), the Schynige Platte, and the Harder. Unterseen is accessible by car or train. By train, Unterseen-Interlaken is directly connected to international destinations. Unterseen also features a spacious and beautifully landscaped 18-hole golf course.
Shopping in Unterseen is available in the town center, which features a bank, bakery, pharmacy, drugstore, and various shops in the Stedtli district.
Unterseen has daycare centers, a kindergarten, elementary and middle schools, as well as high schools. The high school and vocational schools are located in Interlaken

Specialities

The heating system is an electric floor heating system, which is paid for directly by the tenants (metered through the studio’s electricity meter) and is not included in the utility charges. The tenant is also responsible for cleaning the entrance, including the stairs to the upper floor, as well as for snow removal. The seating area used by the tenant must also be cleaned by the tenant. The flat-rate utility fees include only cold water and sewage charges, basic garbage collection fees, and general electricity (entrance/basement).

The studio does not have a landline telephone connection, only a cable TV (Internet) connection

Remarks

LEASE TERM
The lease agreement is entered into for a fixed term of one year. Upon expiration of the first year, the agreement is extended for an indefinite period and may be terminated at any time with six months’ notice, effective at the end of any month (except December 31). Lease agreements with a fixed term are available upon request.
RENT CALCULATION BASIS
Rent is calculated based on the following factors, which are included in the lease agreement:
- National Consumer Price Index: Base December 2020; as of June 2026: 108.3 points; - Mortgage interest rate: 1.25%; - Cost increases are offset through July 2026
RENTAL DEPOSIT
A rental deposit is required. This deposit is due upon signing the lease agreement and must be paid into the designated deposit account before the start of the lease. An insurance option is also available
